Rental Agreement  

In the event of a cancellation it is necessary to notify owner as soon as possible. Attempts will be made to re-rent your accommodation. If we are successful, your deposit will be refunded. Deposits are nonrefundable within 30 days of cancellation.

This agreement shall not be assigned or the premises sublet without written consent of Manager/Owner.

I (we) hereby agree to vacate rented premises no later than 11am on the date agreed upon through vacation rental website (Homeaway, AirBnB, TripAdvisor, etc) and to return the keys immediately to the owner. Also, the following rules should be followed

1.DO NOT re-arrange furniture. Owner will retain $50 USD from deposit for moving furniture back.

2.NO Pets allowed

3.NO SMOKING allowed inside the house

The following items are for guest to utilize during stay and must be accounted for upon check out.

  • iPad $400 USD (MUST REMAIN AT THE PROPERTY AT ALL TIMES)

  • Mobile phone $250 USD

  • Hard Rock Café beach pass $200 USD

Should you choose to use the above items, I(we) agree to replace or pay for losses of the above items.

In the event that a pet, house party, smoking or grilling on porches/decks is found on the premises during your stay if they are not allowed per agreement, Landlord/owner shall have the right to ask you to leave the premises immediately with no refund of monies paid.

I (we) agree to maintain the property in the same condition in which it was found. Reasonable wear and tear accepted. I (we) agree to replace or pay for losses, breakage or damage should such occur. Owner to furnish all towels, linens, blankets, etc., and cleaning supplies.

MANAGER/OWNER SHALL NOT BE RESPONSIBLE FOR DAMAGE OR LOSS OF GUESTS PERSONAL PROPERTY.

Dates of rentals are guaranteed (exception: Act of God, e.g. fire, mandatory evacuation due to hurricane) when deposit has been received.

NOTE: In the event of power failure, Wi-Fi, air conditioning or appliance failure. repairs will be made as soon as possible but no refunds due to failure. refunds are made due to act of god. Please keep in mind that Jamaica is a third world country and repairs to utilities (Electricity, water, cable, internet) typically takes longer than what you are accustomed to.

Nautical Homes Hurricane Policy

1. Calendar Blocking and Property Assessment

Once a tropical storm or hurricane is forecasted to impact Jamaica, we will block new reservations

starting from the anticipated landfall date and for a minimum of 7 days after to assess property

damages, confirm safety, and re-establish operational readiness. The calendar will only reopen after a

full inspection confirms the property is safe and hospitality teams are ready to host again.

2. In-House Guest Hurricane Preparation

If guests are on property during the approach of a hurricane, the following preparations will be made:

• Battery-operated lanterns and flashlights

• Extra drinking water and non-potable water for toilets

• Non-perishable snacks and stocked first-aid kit

• Portable phone chargers (power banks)

• Secure all outdoor furniture and reduce plunge pool levels

• Emergency contact numbers provided

• Pause housekeeping and chef services temporarily for staff safety

3. Extended Stays and Pricing Policy

Guests unable to leave due to closed airports may remain on property for up to 2 nights post-hurricane

at no additional cost. After the 2-day grace period, a reduced nightly rate applies. Guests must

coordinate with the property manager for extended stays.

4. Household Supplies

Properties will be stocked with enough linens, towels, toiletries, toilet paper, soap, and basic cleaning

supplies for at least 5 days.

5. Guest Communication and Cancellations

Guests scheduled to stay during a named storm can reschedule within 12 months or receive a full

credit, subject to blackout dates. Communication will be made via phone and email.

6. Blackout Dates for Rebooking

Guests rescheduling due to hurricanes may not rebook during: December 15 – January 15, Jamaican

major holidays, and special event weekends such as Sumfest or ATI Dream Weekend.

7. Additional Recommendations

• We encourage purchase of travel insurance

• We encourage guests to purchase optional hurricane travel protection at checkout (if available)
